How Many Drywall Sheets Do I Need?

The honest answer: it depends on the room, the ceiling height, and how many sheets you lose to cuts and waste. But here are realistic ballpark figures for common projects.

A small bedroom (10×10 or 10×12) with 8-foot ceilings typically needs somewhere between 12 and 18 sheets once you account for walls and ceiling. A living room in the 12×18 to 14×20 range will run 25 to 35 sheets depending on how many windows and doors break up the wall area.

Basements are a different calculation. You’re usually only drywalling the perimeter walls plus any partition framing, not a full four-sided room, so the sheet count can vary a lot depending on layout. A 20×30 unfinished basement with standard framing and no interior partitions might need 40 to 55 sheets.

A two-car garage (20×20 or 20×22) drywalled on all four walls plus ceiling can run 60 to 80 sheets. Garages often require 5/8-inch Type X drywall for fire-rating requirements, so verify your local code and applicable International Residential Code fire-separation requirements before buying.

For a whole-house renovation, square footage alone won’t give you a useful number. You need room-by-room counts, ceiling inclusion or exclusion, and a clear sense of sheet size. 4×10 and 4×12 sheets are common in new construction with 9 or 10-foot ceilings. Running sheets vertically eliminates the horizontal seam you’d get with 4x8s in taller rooms, which saves finishing time.

4×14 and 4×16 sheets are specialty sizes used in commercial work or large open spaces where minimizing seams matters. They require a drywall lift and at least two people. Most homeowners won’t need them.

Drywall Calculator Examples by Room Size

10×10 Room

A 10×10 room with 8-foot ceilings has roughly 320 square feet of wall surface (perimeter of 40 feet times 8 feet) plus 100 square feet of ceiling. Subtract a standard door opening (about 21 sq ft). That’s approximately 399 square feet total. With 4×8 sheets at 32 sq ft each, you’d need about 12 to 13 sheets before waste, and 14 to 15 sheets with a 10-12% waste factor.

12×12 Room

A 12×12 room gives you 384 square feet of wall area and 144 square feet of ceiling. After subtracting one door and one window, you’re around 470 square feet. That works out to roughly 15 sheets of 4×8 before waste, 17 sheets with waste included.

12×15 Room

Wall area runs 432 square feet, ceiling adds 180. Subtract a door and two windows and you’re around 540 square feet. Plan for 17 to 18 sheets of 4×8, or 19 to 20 with waste.

20×20 Garage

A 20×20 garage with 9-foot ceilings has approximately 720 square feet of wall area and 400 square feet of ceiling, minus a standard garage door (roughly 150 sq ft) and a side door. You’re looking at around 1,000 to 1,050 usable square feet, which comes to 33 to 34 sheets of 4×8 before waste. With 15% waste for a garage layout, budget around 38 to 40 sheets.

Basement Drywall Estimate

Basements vary more than any other space. A standard 1,000 sq ft rectangular basement with 8-foot walls and no interior partitions has roughly 480 to 560 square feet of perimeter wall area depending on window placement. Add the ceiling if you’re finishing it, which adds another 1,000 sq ft. Total with ceiling: approximately 1,500 sq ft, or 47 sheets before waste. Without ceiling: closer to 18 to 20 sheets. Know your scope before you estimate.

What Should You Include in a Drywall Estimate?

A lot of estimates come up short because the scope wasn’t fully defined at the start. Here’s what to include:

Walls are the obvious one, but measure carefully. Use actual wall dimensions, not room footprint. Height matters, especially in rooms with vaulted ceilings or variations in ceiling height.

Ceilings are commonly forgotten, especially in quick estimates. They’re also harder to drywall than walls, which means a higher waste factor is appropriate.

Closets count. A standard reach-in closet adds 80 to 120 square feet of surface area that’s easy to overlook on a sketch.

Bulkheads and soffits around ductwork, beams, or pipe chases add small amounts of area but require a lot of cutting, which means more waste per square foot than open walls.

Common Drywall Estimating Mistakes
